Nearly Ten Thousand Dollars Lower. The Hill Out Back Hasn't Moved.

We introduced you to 66 Ibiza Lake Drive a few weeks ago. The drive up and over the hill into The Bluffs at Lake Las Vegas, the cul de sac at the end of the street, the backyard that opens straight onto open desert instead of a neighbor's fence line.

The house hasn't changed. The number has.

66 Ibiza Lake Drive is now offered at $619,000, down from $629,900. That's a real price improvement, not a staged "reduced" banner that gets pulled the next time someone calls. The seller adjusted the number because the market asked for it, and we would rather tell you that plainly than dress it up.

Why the Price Moved and the Lot Didn't

Price and land are two different conversations, and it helps to keep them separate.

The price is a number the market sets today. It moves with rates, with what else is on the market in Henderson, with how many buyers are actively looking in Lake Las Vegas this month. None of that is permanent, and none of it should be the reason you pass on a home you actually like.

The lot is the other conversation. This one sits on a cul de sac in The Bluffs, backing to open desert with view fencing and nothing behind it but hillside. That does not move with rates. It was true the day this home was built and it stays true no matter what number is on the sign.

When a home like this drops nearly ten thousand dollars, what you are actually getting is the same permanent thing at a lower entry point. That's the whole story here.

What's Actually Inside

Single story, 3 bedrooms, 3 bathrooms, 2,296 square feet. The great room opens through a wide slider onto a covered paver patio, built around a linear fireplace. The kitchen runs a long island with a seating overhang, quartz counters, a gas cooktop under a stainless chimney hood, built in oven and microwave, and a pantry. The primary suite sits at the back of the home with two separate vanities, an oversized tile shower with bench seating, and a walk in closet. There's a flex room off the entry for dining, a home office, or wherever the extra chair finally goes, plus a full bath with a tub and a powder room for guests.

Out back, it's turf, paver patio, and view fencing pointed straight at the hillside.

What a Price Improvement Actually Means for You

A price improvement on a home like this usually means one thing. The seller wants a decision, not a bidding war. That tends to work in a buyer's favor for as long as the number stays fresh, and it tends to close fast for buyers who already know this is the kind of lot that doesn't repeat on this street.

Lake Las Vegas still gives you what it always gave you. The village on the water, trails, resort dining, quick access out toward Lake Mead. Golf and club access run on separate membership, so if that matters to your decision, ask before you write an offer. None of that changed either.

The Honest Read

We could tell you this home is a steal and leave it there. We would rather tell you the truth, which is that nearly ten thousand dollars is meaningful without pretending it turns an average lot into an exceptional one. It doesn't need to. This lot was already exceptional. Now the number finally matches what it costs to actually live behind it.

If you want to see it before the price catches up to where the lot already is, reach out and we'll get you in.
