As we close the door on 2025, one thing is clear:
This was a market of adjustment, not collapse.

After the extreme highs of 2020–2022, the Las Vegas housing market continued to normalize. Activity slowed, inventory increased, and buyers and sellers alike became more thoughtful in their decision-making.

Single-Family Homes: Stable Prices, Slower Pace

  • 22,512 homes sold in 2025
  • Median price: $470,000 (largely flat year over year)

  • Inventory rose to 6,396 homes available by year-end

Prices held steady, but the pace of the market cooled. Buyers had more choices and more time, and sellers needed to be intentional with pricing and presentation.

Condos & Townhomes: Affordability in Focus

  • 5,964 units sold

  • Median price: $275,000 (slightly lower than 2024)

  • Inventory increased to 2,322 units available

As affordability became more important, many buyers looked toward this segment for flexibility and value.

Affordability: Where Rates, Prices, and Income Intersect

Affordability in 2025 wasn’t driven by just one factor — it was the combination of home prices, interest rates, and household income.

While prices largely held their ground, higher interest rates significantly impacted monthly payments. At the same time, income growth hasn’t fully kept pace with rising housing costs.

That combination reshaped the market:

  • Buyers focused more on monthly payment than purchase price

  • Increased demand for smaller homes, condos, and townhomes

  • More negotiation around seller concessions, rate buy-downs, and flexible terms

The market didn’t stop — it shifted.

Affordability today isn’t about chasing the perfect rate or stretching budgets. It’s about understanding how rates affect payments, how prices impact long-term equity, and how a home fits into your broader financial life.

The Bigger Takeaway

2025 rewarded strategy over speed.

Sellers who priced correctly still succeeded.
Buyers who stayed patient found leverage.
And the result was a more balanced, sustainable market.
